How to find an SDA home in Victoria

Victoria has the deepest SDA market in Australia, especially around Melbourne and the major regional centres. Here is how to search efficiently.

Start with location, not price

Being close to family, day programs and preferred hospitals matters more than a slightly nicer bathroom two hours away. Draw a 30 km radius from your anchor location first, then filter by category.

Melbourne submarkets

Inner north (Brunswick, Preston), inner west (Footscray, Sunshine) and south-east (Dandenong, Cranbourne) have the most modern vacancies. Regional Victoria hubs — Geelong, Ballarat, Bendigo — have grown quickly since 2023.

What Victorian providers do differently

Many Victorian providers separate housing (SDA) and support (SIL) entirely. That is good for choice — you can mix providers. Ask up front which SIL providers already operate in the building.
