SDA funding is a housing payment. It flows from the NDIA to the person or entity that owns the enrolled dwelling, not to you directly, and it does not pay for support workers.
How the payment is structured
Each enrolled dwelling has a price tied to its design category, building type, location and how many residents can be funded. The NDIA sets prices; providers cannot invent their own.
What you may contribute
Tenants usually pay a Reasonable Rent Contribution. This is generally a percentage of the Disability Support Pension plus any Commonwealth Rent Assistance. Providers may also charge for things like utilities where these are separate from SDA.
What providers cannot do
- Charge extra SDA fees above the NDIA-set price.
- Bundle unrelated services into the tenancy in ways that reduce choice.
- Determine your NDIS funding.
