What is Specialist Disability Accommodation?

Specialist Disability Accommodation (SDA) is an NDIS payment that helps fund specialist housing for people with extreme functional impairment or very high support needs. It is a housing payment, not a payment for support workers.

What SDA is

SDA pays the capital cost of a dwelling that has been enrolled with the NDIA under one of four design categories. The dwelling itself is designed and built to reduce the physical barriers a person faces at home.

What SDA is not

• It is not a support-worker payment — that is Supported Independent Living (SIL) or Core Supports.
• It is not a general disability rental — the dwelling must be enrolled and the person must be eligible.
• It is not the same in every state — rents, availability and providers differ.

Where SDA fits in the NDIS

SDA sits alongside your other supports. Most people who have SDA funding also have SIL or drop-in supports. A Support Coordinator often helps bring these together.
