SDA building types explained

SDA dwellings come in several building types. Building type is separate from design category — a Fully Accessible home might be a house, apartment or villa.

House

A stand-alone home on its own block, most commonly with two or three bedrooms. Often chosen where garden access, parking and separation from neighbours matter.

Apartment

A dwelling within a larger building. Good for people who value proximity to transport and services; check lift access, common-area accessibility and any owners-corporation rules.

Villa, duplex or townhouse

Smaller multi-dwelling formats with private entries. Often a middle ground between a house and an apartment.

Group residence

A dwelling designed for several residents to share, typically with a shared common area and individual bedrooms. Suited to models where a shared roster is efficient and social contact is valued.

  • Access to outdoor space.
  • Ease of parking and drop-off for support vehicles.
  • Proximity to neighbours and shared amenity.
  • Space for support-worker sleepovers and equipment.
